Seeing if a new subtopic can be started here, mostly because I'm really interested in everyone's thoughts on finances in general.
I'm really starting to think about putting the portion of my savings that I'm accumulating to eventually purchase real estate (currently in high yield online savings accounts) into REIT funds. Good/bad idea?
I'm interested in the topic, although my financial thoughts are mostly "I'm not smart enough/spending enough time on this to invest well, so I'm paying a professional to do it for me".
we have a couple at part of our larger investment portfolio. not too much interest in owning rental property despite the better overall returns. trying to keep it as low hassle as possible.
I'd either buy a lower cost unit to act as an investment property or invest in a better returning asset since 10 years is a moderate term (S&P 500 low load ETF). You're not going to catch the "property inflation" trend very well through REITs.
I know this by association, a RE competitor embraced them as a way of financing new construction. The return on REITs is vastly lower than LLC's, which made him very happy (and rich).
Watched Red Notice on Netflix with The Rock, Ryan Reynolds, and Gal Gadot. Also has the 3 comma guy from Silicon Valley. It's an entertaining movie with some scenes parallel the Indiana Jones series.
Someone brought up a good point about the early signing period being a reason that programs are firing coaches during the season. Not sure if that is a legitimate reason or just an excuse.
its valid cause if you wait, a new coach has an entire class of kids who arrive that he didn't recruit. We were talking Texas and Sark yesterday, he currently has 1 player on the roster...Xavier Worthy, whom he recruited. Worthy has a 49-831-11 stat line through 10 games with those TDs tied for first in the nation and he leads every Frosh stat line for WRs. So it is definitely valid to shitcan guys midseason with that in mind

ICYMI: Cal Poly won its first game in over a year. I don't wish them ill, but Beau Baldwin's rushing offense has been almost non-existent and Spencer Brasch's passing has been "meh" (56.7% completion, 7.0 YPA, 9 TD, 6 INT, 76 yards rush). His defense is awful - 116th out of 123.
Auburn's Bo Nix out for season after opting for surgery. He is a junior, but has two years of eligibility left because of 2020 extra year. Next year is his senior season and then he'll need to decide if he stays the final year of eligibility as a 5th year - when Cal plays against him. He is a late round prospect for 2022 - so I'd say there's a decent chance we see him in 2023.
Cristobal might leave Oregon for Miami. East Coast bias might come into play here. That is, Miami might be attractive in a way that Oregon can't be due to Miami's exposure as an ACC team.
Despite Miami's legacy, I think Oregon has the greater potential of being a consistent power with all of the Nike money and now that they have developed such a foothold over west coast recruiting.
That's good within the West Coast. It doesn't overwhelm, however, the power of non-Pac12 P5 conferences to recruit from within California or even dilute their TV exposure both in the Central and Eastern Time Zones as well as the Pacific Time Zone.
The Pac-12 has the greater challenge of being in a later time zone. When Pacific Time games should be played is dominated by games from the SEC, ACC, Big Ten, and Big XII. There's gobs of unused bandwidth on NBC and CBS, but the Pac-12 hasn't touched it yet.
I don’t see it. The ACC is about on the level of the Pac 12 they just got lucky that Clemson hit a peak. No one was talking about the ACC from 03–08 when their teams were down and USC/Pac10/12 had greater exposure.

I disagree. The Pac-12 is on the verge of irrelevance because Larry Scott has underexposed the conference and the options for greater exposure are not good in the current universe.
What the Pac-12 needs to do (but probably won't) is seek a partnership with a TV network outside of the ESPN/Fox duopoly. Like NBC or CBS. Or both. Relying on ESPN and Fox is asking to always be the league that fills out their late afternoon/after dark programming.

The final battle scene includes the Mexican army sending forth a platoon of burly mustachioed men with axes to break down the barricades. They had their own specialized uniforms to break down barricades. I remembered watching that and thinking "BS. No way a 19th century army would have specialized axe men." Perhaps the director was influenced by the Lord of the Rings, which was only 3 years earlier.
My bet is that she's going to try to salvage the GOP by working from within. While I disagree with her on all policies, I admire her courage on this issue.

REITs are its own thing - they're part bond and party equity. Sure you're getting enhanced yields, but you're also buying equity market risk.
